Many homeowners are surprised to learn that HOA approval and municipal building permits are completely separate processes. You need both. Your HOA may require that the permit is submitted and approved before providing HOA approval, or the two processes may run concurrently. Pools by Design coordinates both on your behalf so nothing falls through the cracks.

What HOAs Typically Review

Most HOA architectural review committees evaluate pool projects for:

  • Visual impact from neighboring properties and common areas
  • Fencing and barrier design and materials
  • Landscaping Plans around the pool
  • Decking materials and colors relative to community standards
  • Construction access and impact on neighboring properties during the build

Design Documentation Required

HOA applications typically require a site plan showing pool placement on your lot, elevation drawings, and a description of all materials and finishes. Producing that documentation is a standard part of our design and build process, so your application is submitted completely and accurately the first time rather than coming back for revisions.

Timeline Considerations

HOA architectural review timelines vary from a few weeks to two months or more, depending on how frequently the committee meets and how complex the review process is. We recommend initiating your HOA application as early as possible in the project process so that approval does not delay your construction schedule.

Work With a Builder Who Knows the Process

The Community Associations Institute notes that working with contractors experienced in HOA processes significantly reduces friction and delays. Pools by Design is experienced with HOA requirements across Tucson and Southern Arizona’s most prominent communities and knows how to prepare applications that move through review efficiently.
